The Rules That Do Not Move.
- MLS remark rules: public remarks follow your MLS's rules on contact information, compensation, and prohibited content. The Job Card carries the rule and the critique checks it.
- Fair housing advertising: no steering, no protected-class language, no school quality claims dressed up as amenities. HUD advertising guidance is the word list the Critique Job uses.
- Altered images: virtual staging, sky replacement, and object removal are labeled on the fact sheet and disclosed in the caption set. The DRE AI Advisory covers altered images. Your MLS may have its own rule.
- Copyright: listing photos belong to the photographer unless the license says otherwise. The sheet records the license.
- Advertising identification: brokerage name and license identification appear where California advertising rules require them, including first point of contact materials.
- Confidentiality: the seller's disclosures and private communications do not go into a public consumer AI. The fact sheet carries what the seller approved for marketing, nothing else.

Yes. The same pattern runs a buyer tour packet, a rental listing, or a team's weekly market update. The listing launch is the teaching example because every agent understands it.
What if my brokerage supplies the marketing?
Bring the brokerage's templates. The system feeds them. The fact sheet still saves the retyping and the critique still catches the fair housing miss before it ships.
Does this replace my marketing person?
