A.Property Fact Sheet template
One sheet per listing. A source next to every fact. If you do not have the source, write MISSING. The AI may only use what is on this sheet.

THEN RUN: Critique Job on all ten. Return a table: output number, issue, rule broken, suggested fix.
STOP RULES: No superlatives without a sheet fact behind them. No school quality claims. No neighborhood demographic language. No price or motivation commentary. Brokerage name and license identification appear where my advertising rules require it. Nothing publishes without my review.

E.Critique Job card and rule list
A separate job. It reads, it reports, it never rewrites. Run it after every chain run and after every sheet change.
JOB: Critique (run after every listing output)
INPUT: The ten outputs and the Property Fact Sheet.
CHECK EACH OUTPUT FOR: 1. Any fact not on the sheet. 2. Any superlative with no sheet fact behind it. 3. Fair housing: protected-class language, steering phrases, school quality claims, neighborhood character claims about people. 4. Price, motivation, or offer commentary. 5. Missing brokerage identification where my advertising rules require it. 6. Photo captions missing an alteration label where the sheet marks a photo altered or virtually staged. 7. MLS remark rules: contact info, compensation, prohibited content.
OUTPUT: A table. Columns: output number, quoted phrase, rule broken, suggested fix. If the fix is a missing fact, say FIX THE SHEET, not the output.
NEVER: Rewrite the outputs yourself. Report only. I decide.
Phrases the critique flags (starter list, extend it)
Steering and protected-class signals: 'perfect for families', 'ideal for young professionals', 'safe neighborhood', 'exclusive', 'walking distance to church', 'no kids', 'adults only', 'traditional neighborhood', any reference to who lives nearby.
School quality claims: 'best schools', 'top-rated', 'great schools'. Replace with the named school, the district, and a sourced link.
Unsupported superlatives: 'stunning', 'best value', 'rare', 'must see', unless a sheet fact backs it and even then sparingly.
Price and motivation: 'motivated seller', 'priced to sell', 'bring all offers', 'will not last'.
Missing brokerage identification where required. Missing alteration labels on staged or altered photos.
F.Workspace setup checklist (any platform)
Projects, custom assistants, and shared instructions exist on every major platform. The steps are the same.
Create a template project named LISTING TEMPLATE.
Paste the five files from rung 1 into the project instructions.
Paste the rung 2 stop rules under them.
Paste the chain card and the critique card.
Add the blank fact sheet as a file.
Turn off model training on your data if the platform offers it. Set retention per brokerage policy.
For each new listing: clone the template, rename with the address, paste the completed fact sheet, run.
After every sheet change: re-run the chain, then the critique.
G.Change log
Every time a fact changes, log it and re-run. This is how the flyer stops lying.

H.Seven-day challenge
Under 30 minutes a day.
Day 1: build the fact sheet for a past listing, with sources.
Day 2: write three cards: MLS remarks, sphere email, just-listed text.
Day 3: run them. Check the same fact in all three.
Day 4: add the remaining seven cards.
Day 5: run the Critique Job. Fix the sheet, not the outputs.
Day 6: change one fact. Re-run. Confirm every output updated.
Day 7: store the system as a template. Document it for one other person.
