SOURCE OF TRUTH: The Property Fact Sheet pasted below. No output may state a fact that is not on the sheet. If a fact is missing, write MISSING.
OUTPUTS, IN ORDER: 1. MLS remarks (per my MLS's remark rules, no contact info, no offers of compensation). 2. Public remarks. 3. Three social captions (short, medium, long). 4. Sphere email. 5. Just-listed text under 60 words. 6. Open house plan with a visitor question list. 7. Buyer-agent FAQ (showing instructions, offer logistics, HOA and disclosure availability). 8. Neighborhood one-pager using only sheet facts and sourced links. 9. Seller weekly update template. 10. Photo caption set with alteration labels where the sheet says altered or virtually staged.
THEN RUN: Critique Job on all ten. Return a table: output number, issue, rule broken, suggested fix.
STOP RULES: No superlatives without a sheet fact behind them. No school quality claims. No neighborhood demographic language. No price or motivation commentary. Brokerage name and license identification appear where my advertising rules require it. Nothing publishes without my review.

The critique job
The AI grades its own work, against a rule list.

Version control for humans

The appraiser measures 2,096. One edit on the sheet. Re-run. Ten outputs, all correct.
Rules that do not move
The safeguards, every listing.
- MLS remark rules: contact info, compensation, prohibited content. The card carries the rule. The critique checks it.
- Fair housing advertising: no steering, no protected-class language, no school quality dressed as an amenity.
- Altered images labeled on the sheet and disclosed in captions. DRE AI Advisory covers altered images. Your MLS may have its own rule.
- Copyright: the photographer's license is recorded on the sheet.
- Brokerage identification where California advertising rules require it.
- Confidentiality: the seller's private disclosures stay in the transaction file. The sheet carries what the seller approved for marketing.
