The New Home Builders in the Santa Clarita Valley Cities, had been expecting their inventory would be selling faster than it has. Some of the obstacles are the “larger than average” mello roos taxes that are associated with some of the new Santa Clarita Home Sites.

A couple of the new home builders have paid off the mello roos tax for their new home communities in Valencia. Smart business, and you know what happened? They sold out within a few days.

Some questions we have come from our clients, wanting to know if they are able to have those fee’s waived. This is not case because it is a Tax. Mello Roos are taxes the builder did not pay up front and are passing along to those that will pay them when buying their new construction real estate.

The builders thought they were able to pass along the fees they would normally have to pay to each of the homeowners. Who would of thought this would actually work.

But, it did. The buyers, loving new homes, were willing to pay the extra fees that pay for streets, infrastructure, schools, lighting, and additional resources to accommodate the larger population.
